The Regional Maintenance Supervisor is responsible for the management of the maintenance program, the implementation of the preventive maintenance, training and safety programs, maintaining quality control for all mechanical, electrical and plumbing systems in a central region of Wood Residential Services.

DUTIES

Specific duties and responsibilities for the Regional Maintenance Supervisor include but are not limited to:

  • Completion of tasks/projects in a timely, cost effective, thorough and accurate manner while applying knowledge and skills to produce quality work
  • Accurately forecast and maintain budgetary projections and operating costs as well as teach these skills to on-site Maintenance Supervisors
  • Design, monitor and enforce preventive maintenance, energy savings and safety training programs
  • Develop, implement and enforce company wide water incursion monitoring, mold identification and documentation and abatement programs
  • Conduct quarterly inspections of all WRS managed residential properties in conjunction with Property Manager and report deficiencies to Regional Manager
  • Develop scope, oversee, review and assist Property Manager and Maintenance Supervisors on capital improvement projects including final sign off on project
  • Evaluate the performance and pricing of contracted work on building equipment and projects as required by Property Manager
  • Review drawings and specifications for all new buildings and provide comments and recommendations to Property Managers, Development and construction
  • Work with Property Manager to act as liaison between construction, owners and management; provide punch lists and recommendations to ensure smooth turnover of new buildings
  • Develop building standards for new construction as they relate to future maintenance requirements
  • Inspect buildings for potential purchase, oversee due diligence and provide comments on property's condition along with recommendations
  • Provide general advice regarding local permits, codes and industry standards
  • Create and monitor the after-hours emergency on-call schedules, policies and procedures
  • Be available for emergencies that may arise at any property
  • Work in conjunction with Regional Manager and SVP to administer and enforce company policies and procedures for maintenance personnel
  • Foster and encourage team to follow policies and procedures
  • Interview, recommend, train coach and develop all maintenance and maintenance personnel
  • Maintain a high level of courtesy and diplomacy with both internal and external customers and colleagues
  • Service oriented mindset

QUALIFICATIONS

  • Minimum: Bachelors degree, 10 years experience within the Residential Building Maintenance field
  • Continue education in maintenance, engineering, construction, codes and standards
  • Must be familiar with all building systems and equipment in area of responsibility
  • Experience on various asset types and vintages including high-rise, mid-rise and garden-style communities
  • CFC Universally Certified
  • Certified Pool Technician

PHYSICAL DEMANDS:

While performing the duties of this job the employee is regularly required to use hands to finger, handle, or feel and reach with hands and arms. The employee is frequently required to stand, walk, sit, climb or balance and stoop, kneel, crouch, or crawl. The employee is occasionally required to talk or hear and taste or smell.

The employee is frequently required to lift up to 10 pounds. The employee is occasionally required to lift up to 25 pounds, up to 50 pounds. The vision requirements include: close vision, distance vision, peripheral vision and ability to adjust focus.

WORK ENVIRONMENT:

While performing the duties of this job the employee is frequently exposed to moving mechanical parts, high, precarious places and outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions; fumes or airborne particles, toxic or caustic chemicals, extreme cold, extreme heat and risk of electrical shock. This role will also require frequent out of town travel for properties in the designated region or for meetings outside of the region.
