Wood Residential Services, a division of the largest Real Estate developers in the nation, has an immediate opening for an experienced Assistant Maintenance Director for one of its large, beautiful apartment communities in the Scottsdale area.

Alchemy by Alta, a brand new apartment community in San Francisco, CA is seeking a quality focused maintenance professional to assist with the daily needs and maintenance operations of our apartment building.

The Assistant Maintenance Director understands the importance of being proactive with respect to preventative maintenance, thoroughly completing work orders and delivering good customer service. This role will assist with mentoring and training Maintenance Specialists and partner well with the Maintenance Director and property staff to address property maintenance needs. Successful candidates should be able to demonstrate an awareness of personal strengths, areas for improvement and act independently to improve and increase skills and knowledge.

Ideal candidate will possess knowledge and experience and demonstrate strong leadership and relationship skills as follows:

  • Work with Maintenance Director to manage property and grounds upkeep and maintenance services to ensure peak performance of mechanical, electrical, and plumbing components of apartment homes and common areas.
  • Contributing to apartment turns within timely period of 3-5 days, responding to all maintenance requests within 24 hours.
  • Create and maintain a monthly staffing schedule, which includes 24/7 coverage for on-call rotation at the community prioritizing emergencies on the property and providing resolution.
  • Demonstrate knowledge and adherence to all applicable building, county codes and safety standards with knowledge of risk management and OSHA, MSDS knowledge. Ensure annual building systems inspections are completed as required by the jurisdiction.

Qualified candidates will possess the following:

  • Supervisory experience in Property Management or similar field.
  • Able to perform electrical, HVAC and plumbing repairs, drywall work, painting, caulking, basic carpentry, and appliance repairs.
  • Must be responsible for taking calls for after hour's emergency maintenance; including nights, weekends on a rotational basis.
  • Must have personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur.
  • Working knowledge of Microsoft office, word, excel.
  • Great work ethic and professionalism. HVAC (CFC) certification is required.
  • Ability to lift 30lb, perform pushing, pulling and climbing activities.
